Essential Duties and Responsibilities:
  • The operation of lawn tractors, zero turn radius mowers, and walk behind mowers is part of the duties.
  • Working knowledge and operating capability to use string trimmers, hedge trimmers, and blowers, both back pack and hand held.
  • Replace shrubbery and plant material as needed.
  • Make sure that all equipment is checked for operation and any needed maintenance.
  • Ensure that all blades on all cutting equipment are sharpened.
  • Notify supervisor for follow up on residential rule violations or problems on the property.
  • Maintain the maintenance building, equipment, golf carts, trucks, tractors, and supplies, in neat, clean and orderly fashion.
  • Maintain positive, cordial, businesslike relationships with residents and board members at all times.
  • Perform other services which may be  requested by the Property Manager through the supervisor.
  • Follow established safety policies and procedures using OSHA standards for physical and chemical safety; including maintaining a current MSDS binder onsite.
Education and/or Work Experience:
  • Must have and maintain a valid Florida driver’s license to operate golf carts and trucks.
  • Operate power tools, and various other maintenance equipment.
  • Work cooperatively with staff members to create a team environment and supervisory assistance.
  • Ability to maintain regular, punctual attendance consistent with RPM policies and procedures.
  • Ability to work independently and carry out assignments to completion.

Physical Requirements:
  • Ability to safely and successfully perform the essential job functions, withstand outdoor heat exposure and strenuous physical activity, with full use of limbs and extremities, and unimpaired vision – within ADA guidelines for reasonable accommodations.
  • Must be able to lift and carry 60 lbs.
  • Must be able to talk, listen and speak clearly on telephone.
